What you need to know before you upload a deal document and before you pay. CRE Pipeline is built around the deal documents you upload.

Accepted formats

Deal intake accepts PDF files. Upload the document you already have for the deal:

  • Offering memorandum (OM) — marketing package / investment summary PDF
  • Rent roll — tenant schedule PDF for the property
  • Trailing twelve month statement (T-12) — trailing P&L / operating statement PDF

The platform is built for retail, office, and industrial deals. Upload one document to create the first deal record. Additional deal files can be attached after the record exists.

What is extracted

After upload, CRE Pipeline builds a structured deal record from the file. When the figures are present in the document, the platform pulls out:

  • OM — asking price / value signals, NOI, cap rate, unit mix or occupancy cues, expense lines when stated, lease terms when stated, and broker contacts on the file
  • Rent roll — unit / tenant mix, rents, vacancy or rollover cues present on the schedule
  • T-12 — income and expense lines across the trailing twelve months, used to read expense load and NOI

What you get back is a structured deal record instead of reading a long PDF line by line. For document extraction and the deal record, fields that are missing from the source document stay empty — the product does not invent numbers into those fields.

High-Level Underwriting is different. When the uploaded documents are silent, the underwriting report estimates expense lines from portfolio benchmarks rather than leaving them empty. The report also applies fixed assumptions, not findings from the file: Property Management is set to 5% of gross income; Leasing is set to $0; Capital Reserves are set to $0; CapEx defaults to $0; hold period defaults to 5 years; exit cap defaults to 7% when none is provided; disposition cost is 7%; and down payment is 25%.

AI chat and citations

Every deal record carries an AI chat scoped to that deal’s documents. Ask questions such as what the expense load looks like month to month, or what the rent roll implies about rollover.

Answers are grounded in the uploaded file. When the assistant uses document text, the reply includes a Sources block that points back to the deal document(s) it read. Open the cited file from the deal record to verify the figure in the original PDF.

Chat on your first free document remains available after you reach the free document limit. The limit blocks a second document upload, not questions about the document you already processed.

When you try to process a second document, the app sends you to the billing screen. Your first deal record and its chat stay open.

If parsing fails

  1. Confirm the file is a PDF and opens normally on your computer.
  2. Prefer a text-based PDF over a low-resolution scan when you have a choice. Image-only scans can still be processed, but extraction quality depends on readability.
  3. Upload again from the deal screen if the first pass missed pages or figures.
  4. Use AI chat on the same file to ask for a specific line (NOI, expense, rent, contact) and check the Sources block against the PDF.
  5. If the record is still wrong or empty, email saulz+support@zequitygroup.com with the deal address and what you expected to see.
